None of this has to be finished. We do not publish a price per square metre, because the figure only means something once we have seen the plans and the section.

Floor area, number of storeys and roof shape, slope and access on the section, foundation and engineering design, consent costs, and the cladding, joinery, kitchen and bathroom specification.
06Outside the house
Driveway, landscaping, decks and outdoor living can be priced with the house or separately.
The stages
How a typical new build runs from section to handover in Auckland
Seven stages take a new home from a bare section to a house with keys in your hand. The order and detail change with the section, the design and the consent process, and we confirm the stages for your build when we quote.
Site and consents
We look at the section, the plans and what the council will need to see. A new build needs building consent from Auckland Council, and the drawings and engineering have to be in order before work starts.
Site preparation
The section is cleared, levelled and set out so the foundations land in the right place. Excavation and earthworks sit in this stage.
Foundations
The foundations are formed to the engineer's design and inspected before they are covered or poured. The type depends on the ground under your section.
Framing
The floors, walls and roof structure go up in timber. This is the stage where the house takes its shape and you can walk through the rooms.
Closing in
Roof, wall wrap, windows, external doors and cladding go on, so the building is weathertight before interior work begins.
Fit-out
Electrical and plumbing, insulation, linings, plastering, kitchen, bathrooms, joinery, painting and floors follow one after another. Licensed tradespeople do the regulated work, and we line them up so each one arrives when the last has finished.
Handover
The council carries out its final inspections, and you receive the keys along with the council's code compliance certificate.

How much does a new build cost in Auckland?

What do I need before I ask for a quote on a new build?
